Project Overview

Mixed-use urban development featuring 28 luxury apartments integrated with two ground-floor commercial tenancies, delivered for Harris HMC on the vibrant Lygon Street precinct. The development required specialized acoustic design to isolate residential zones from street-level commercial activity and pedestrian noise. Fire-rated floor systems between retail and residential levels achieved FRL 120/120/120 compliance, while residential apartments received Level 4+ finishing throughout. Acoustic treatment included double-glazing reveals, resilient ceiling systems, and high-density insulation in external walls facing the busy street frontage. Custom bulkhead designs concealed building services while maintaining generous ceiling heights. Commercial tenancies featured durable impact-resistant plasterboard and flexible partition systems to accommodate future tenant fit-outs.
