Project Overview

Boutique mixed-use development featuring eight luxury apartments across ground to Level 2, integrated with ground-floor retail tenancy. Delivered for Carelli Constructions, the project demanded high-specification residential finishes while maintaining acoustic and fire separation from commercial zones below. Apartment interiors received Level 4+ finishing with custom ceiling designs including shadowline details and bulkhead features in kitchens and living areas. Fire-rated floor systems between retail and residential achieved FRL 90/90/90 compliance, while inter-tenancy walls incorporated double-stud acoustic framing for superior sound isolation (Rw 52+). The retail tenancy featured durable impact-resistant plasterboard and exposed bulkhead detailing to accommodate commercial fit-out requirements.
