Project Overview

Three-level residential development comprising 21 apartments with single-level basement car parking, constructed for Carelli Constructions. The compact urban infill site demanded efficient construction sequencing and precision acoustic design to achieve habitable sound insulation standards. Inter-apartment walls incorporated double-stud framing with staggered studs to maximize acoustic separation (Rw 55+), while floor-ceiling systems utilized resilient channels and high-density batts to prevent impact noise transmission between levels. Internal finishes featured Level 4 plasterboard throughout apartments, with custom ceiling bulkheads concealing HVAC services and shadowline details framing living areas. Basement installations included fire-rated car park ceilings and moisture-resistant wall lining systems.
